What do you charge for your services?

Our proposals are typically fixed fees for a fixed scope of work and are intended to get you from feasibility to permit issuance. We develop each proposal based on the services required for each project, not by square footage or percentage construction cost. We can produce an estimate for you quickly following our zoning due diligence process.
What is included in your typical Scope of Services?
- Topographic Survey with Utilities by Land Surveyor
- Foundation Assessment by Structural Engineer
- Architectural Design & Permit Drawings
- MEP & Structural Engineering & Permit Drawings
- DCRA, DC Water, & DDOT Permit Application and Expediting
- BZA Application, including representation at ANC and BZA Hearing
- HPRB Application, including representation at ANC and HPRB Hearing
- [optional] Interior Design Services
Are Permit Fees included in your proposal?
What timeline can I expect for a Matter-of-Right multi-family conversion in DC?
If less than 10,000 SF of development and on a lot with less than 5000 SF of disturbance, you may be looking at something like:
- 3 – 4 Weeks Lead Time (Contract Signature to Mobilization)
- 8 – 12 Weeks Design Time ( Concept, Arch, MEP, + Structural)
- 18 - 26 Weeks Review Time (DCRA ProjectDox Review Time)
While we work tirelessly to ensure timely reviews, we cannot guarantee permit review timelines.
